Nestled to the southeast of the Heald Green suburb, the proposed Heald Green East development is in a prime location, conveniently positioned within easy reach of both Stockport town centre and Manchester city centre. With its strong connectivity to Manchester Airport and the West Coast Main Line, this site is well-positioned to support much-needed new housing and amenities for the region.

Designed with a landscape-led approach, the development prioritises maintaining Heald Green’s leafy and green character. Bloor Homes is also keen to work with local businesses and employers, so the masterplan seeks to safeguard an area for the potential future use and expansion of a significant local employer in the Seashell Trust, protecting existing SEND facilities and working with the Trust to ensure there is potential for future improvements to their already world class facilities.

The masterplan includes safeguarded land for potential future park and ride and potential future train station should this be brought forward by Network Rail/Transport for Greater Manchester. We are exploring different types of housing such as bungalows and single level living, homes for over 55s, opportunities for self /custom build, affordable housing for first-time buyers and larger homes with gardens for families.
Strategic site selection to maximise connectivity, with potential for links to key public transport services such as rail, regular bus routes, and cycle infrastructure, as well as new footpaths and improvements to existing Public Rights of Ways.
Provision of a new local centre for potential delivery of community facilities such as retail and health centre.
Safeguarded land for potential future expansion of Special Educational Needs and Disabilities (SEND) facilities.
A landscape-led development offering play areas, walking trails, and open green spaces for all to enjoy.
Job creation during construction phases and apprenticeship opportunities for young people in Stockport, providing a boost to the local economy.
Energy-efficient housing design, aligning with Stockport Council’s goal of becoming carbon-neutral by 2038.

This masterplan consultation provides an overview of our vision. As further applications are submitted, we will ensure that surveys and management plans are made available alongside those planning applications.
The UK, including Stockport, is currently facing a housing crisis, with many people unable to find suitable homes. Both the new Labour Government and Stockport Council recognise the pressing need to build more homes to address this crisis. Under the government’s plan to increase housing supply, Stockport is required to nearly double its housing delivery.
Bloor Homes acknowledges the importance of prioritising a brownfield-first approach to development but it is clear that this approach alone will not meet housing needs, particularly the growing demand for family housing and the creation of mixed communities with access to green space. Survey work has highlighted a significant need for larger family homes with gardens and this need cannot be met on brownfield land in town centres. The masterplan responds directly to local needs and preferences, aiming to deliver sustainable, mixed, and well-connected communities that offer access to green space and a high quality of life.

This development will feature more than 20 acres of accessible green space, including improved public rights of way (PROW), to encourage active lifestyles and provide scenic outdoor areas for walkers, cyclists, and families alike.
At Bloor Homes, green spaces are a priority. Our in-house team of Landscape Designers collaborates with ecologists from the outset, carefully assessing habitats to ensure both wildlife and the community can thrive.
We take noise pollution seriously. As part of the planning process, we will conduct comprehensive noise assessments to evaluate any potential impact on the surrounding areas. These assessments will be submitted with the planning application to ensure that any necessary mitigation measures are identified and addressed.
There will be no increased risk of flooding associated with the development. A thorough study has been conducted, and a drainage strategy is being prepared to ensure the necessary management of water on site. This strategy will include features designed to facilitate natural and safe drainage, effectively reducing any potential risk of flooding.
We are committed to preserving the existing hedgerows and trees, including ancient oak trees, on site wherever possible and we will collaborate closely with ecologists and arboriculturists throughout the development process to ensure their preservation. The loss of any trees will be mitigated through replacement planting which will be detailed through submitted landscaping plans.
Additionally, we will retain existing mature landscape features and design ecological buffer areas to create a comprehensive green infrastructure network. This approach will integrate these features into the masterplan, promoting biodiversity and enhancing the overall environmental quality of the development.
A full transport assessment is currently being prepared, which includes traffic surveys and modelling of nearby junctions to understand the development’s impact on local highways and traffic. If necessary, mitigation measures and recommendations for improvements to the surrounding roads will be provided to ensure the area can handle any changes in traffic flow, whilst tying in the scheme with wider highway improvements wherever possible.
Access details will be submitted as part of the reserved matters application. However, the masterplan currently indicates proposed locations for vehicular access points. The upcoming planning application will include a comprehensive transport statement, providing specifics on how the site will be accessed and how traffic flow will be managed effectively. This statement will ensure that all access arrangements support safe and efficient movement within and around the development.

A Vibrant Landscape-Led Development with Enhanced Access
As part of the Heald Green East development, we are revitalising the site into beautifully landscaped open green spaces. This transformed environment will serve as the heart of the new community, providing a welcoming area where residents can live, grow, and enjoy outdoor activities.
The masterplan includes over 8 hectares (20+ acres) of green space, which will feature parks and gardens, children’s play areas, community growing spaces, and green areas with walking, cycling, and running routes. This is in addition to 5.9 hectares of existing woodland, with improved access. In total, the plan offers 13.9 hectares (34 acres) of open space and green infrastructure, including the existing woodland – equivalent to circa 17 football pitches in size.
In addition to creating vibrant green spaces, we are committed to improving access to the existing Public Rights of Way (PROWs), which have become overgrown and difficult to navigate. By enhancing these routes, we will ensure they are accessible to all, seamlessly integrating the green spaces with surrounding areas and offering greater connectivity for walking, cycling, and recreation.
